Why use an architect ?
The architect offers qualities of vision, design skill and professional expertise. Unlike may other building industry professionals, architects possess a broad base of skills across a diverse range of disciplines - from design through to project development,cost analysis, contract management and space planning, While design is rightly regarded as their core skill, architects are trained to take an overview of the entire building process, form pre-design through to project management and post-construction. No other professional can offer such a service, nor such quality at each of its components.

What does the term "Registered Architect " mean ?
In New Zealand it is illegal for an individual to use the term "architect" unless he or she is registered with the Architects Education and Registration Board. Registration is earned through a combination of academic qualifications, considerable practical experience and rigorous examination.

How do you charge ?
Wherever possible we charge on fixed lump sum basis for each stage of our commission. Whilst it is common for architects to charge as percentage of the project value, we prefer to offer the certainty of an agreed sum. The actual fee will depend on the nature of the project but would generally equate to about 4.5% of the construction cost for design and contract documentation and a further 3% for contract administration. After an initial consultation we prepare a written fee proposal confirming our charges for each stage of a particular project.

In cases where the scope of our work is not able to be defined fully we charge on a time plus expenses basis with an estimated total figure. Our hourly rate is currently $160 plus GST. Engineering fees are always an additional charge.

What information must I supply to the architect ?
Generally, you will be asked to supply any legal information relating to the site (title), any existing floor plans, a written brief, and survey plan showing contours and large trees etc. in most cases we are able to assist you to obtain this information but at additional cost.

Can you be engaged for design only ?
You are free to employ us for any or all of our usual services. There is no obligation to proceed beyond the initial design stage. However, if you intend to proceed with the project, we advise against the temptation to reduce fees by opting for a partial service.

Do you provide costings of your design?
We recommend that cost estimates be prepared by a quantity surveyor at an early stage. The accuracy of estimates will depend on the level of detail that is known and the final cost may vary from the estimate by 10%. On larger projects, more detailed cost estimates will be commissioned as the design develops. Final costs are ultimately determined by the "market" which is why we generally recommend a competitive tendering process.

What is Contract Administration?
This is sometimes loosely referred to as supervision or project management although neither term describes exactly what is intended. This is the service we provide during the construction period where we administer the building contract as the owner's agent but also as an impartial arbiter on matters of quality and price variation. How long does it usually take for each stage??
Obviously this depends on the size and complexity of the project! For new building worth, say, $500,000, you should allow about 12 weeks for the design and documentation stages followed by 4 weeks to tender and evaluate prices. If a resource consent is required, this timeframe may be significantly extended.
