This stage is often referred to as Contract Documentation. It is the most work-intensive phase for the architect and involves preparation of detailed working drawings that will be used to obtain a Building Consent and to obtain accurate building prices or tenders. A written specification is also prepared which may include conditions of contract.

Documentation is sometimes split into two stages with minimum drawings for consent purposes followed by supplementary drawings providing the added detail required for pricing and construction.The drawings will be prepared on computer (using Vectorworks Architect software) and will include:

  • Site and drainage plans
  • Floor plans of each level
  • Foundation plan
  • Framing plans and structural details
  • Elevations
  • Cross-sections
  • Stair details
  • Plumbing schematics
  • Window schedule and details
  • Internal wall elevations (for rooms such as bathrooms or school classrooms)
  • Electrical plans
  • Joinery details (e.g. kitchens)
  • Construction details
